Type plan typologies

General

Hektar features 10 base typologies for rectangular footprints, with a further 5 for corners. Hektar will combine type plan typologies to reach a target distribution of units.

Architectural Quality

Each unit of a type plan not only complies with an area range,but also reasonable dimensions according to Swedish Regulation, SS 91 42 21. Deviation from these area spans may occur for corner typologies.

  • Studio: 20 - 35 m2
  • 1 bed: 45 - 59 m2
  • 2 bed: 71 - 85 m2
  • 3 bed: 85 - 100 m2
  • 4 bed: 100 - 115 m2

Typologies

Non-point typologies

All non-point typologies use circulation core type A aligned to the facade.

Point typologies

All point typologies use a circulation core that has been offset from a reference side.

Corner typologies

All corner typologies use circulation type A, aligned to the facade. Corner typologies cannot be mirrored within their original footprint due to a lack of symmetry. Only some may be flipped.
